Centaline CCL Sags 0.17% WoW, Down 1.3% Over 4 Straight Weeks
Centaline City Leading Index (CCL) latest stood at 159.11 points, down 0.17% WoW, marking a 20-week (nearly five-month) trough since mid-to-late June 2026. Yeung Ming Yee, senior associate director at Centaline Property Research, said the data reflected market conditions during the week when the first round price list sales of SIERRA SEA Phase 2C(2) in Sai Sha and the second round price list sales of THE ATLAS I in Yau Tong were fully sold on 17 October.
Pressure on the secondary market remained unchanged and home prices continued to adjust, influenced by aggressive low-price promotions for new homes, the possibility of interest rate hikes within the year, and volatility in financial markets, although the decline remained relatively mild.
Since August 2024, CCL has recorded four consecutive weekly declines for the first time in more than two years, with a total decline of 1.3%. Over the past 11 weeks, the index fell in eight weeks and rose in three, retreating 1.88% from the peak of 162.16 points in mid-August 2026. CCL was projected to further test the 158-point level, returning to levels seen before the China Securities Regulatory Commission cracked down on illegal cross-border capital outflows at the end of May.

Frederick Ma: US Midterm Elections May Impact AI and Semis Trade; Overall Impact on HK Expected to Be Limited
After the US midterm elections, there may be adjustments in the import and export of AI products and semiconductors, which could affect Hong Kong's trade performance next year, Hong Kong Trade Development Council Chairman Frederick Ma said.
However, Hong Kong has scouted many emerging markets in recent years, and Ma believed the impact on Hong Kong will not be enormous. Overall, he remains cautiously optimistic about the outlook.
He added that the development trend of AI will not stop, while the development of related industries in the US may slow due to the outcome of the midterm elections, meaning China's development could accelerate further.

HKMA Eddie Yue: External Risks Include Energy Prices and Uncertainty Over AI Development
Hong Kong Monetary Authority (HKMA) Chief Executive Eddie Yue said risks in the external environment include the uncertain outlook for conflicts in the Middle East, resulting in continued uncertainty in energy price trends and affecting global inflation and interest rates. Moreover, some major economies are facing fiscal issues, shoring up bond yields. AI development also carries uncertainties that may trigger market volatility.
He mentioned that the HKD exchange rate has retreated to levels close to the weak-side Convertibility Undertaking, as the HKD-USD interest rate differential surpasses 100 bps, creating room for carry trades. Demand for HKD related to the stock market has also eased slightly, but he believed this is a normal phenomenon and that the overall market is operating smoothly.
